These rules are designed to maintain the peaceful, curated vibe of Broad & Luxe Studio 274:

- No smoking or vaping inside the property
- Outside catering, private chefs, or decorators must be pre-approved
- Alcohol may be served with permission, but no excessive drinking or disruptive behavior
- Upstairs and private areas are off-limits
- No loud music or DJs — ambient music only
- Furniture may be gently moved with host approval but not removed from the building
- No confetti, glitter, or open flames
- Guests may not linger outside before or after booking time
- Please leave the space as you found it — all personal items must be removed by the end of the booking
- The host will be on-site for the duration of the experience to ensure everything flows smoothly

🎬 Production & Content Creation Rules (for Shoots, Podcasts, Filming)
These rules help ensure a smooth, respectful, and professional shoot environment:

- No smoking or vaping inside the property
- Upstairs is strictly off-limits for crew or talent
- All equipment must be carried, not dragged — protect the floors
- No moving or removing furniture or decor without prior approval
- No adhesives, nails, tape, or mounting equipment on walls or furniture
- Lighting and gear setup must be kept clear of walkways and exits
- All trash and materials must be removed by the end of the booking
- No lingering outside the property before or after your reserved time
- A walkthrough must be completed with the host or site rep before and after the shoot
- Security deposits and proof of insurance may be required for bookings

Welcome to Broad & Luxe Studio 274, a modern space designed for elevated dining, gatherings, and creative shoots. Located in South Jersey, our first floor features black and gold decor, large windows that allow natural light in, and contemporary touches that provide the perfect background for private events and content creation. This 1,600 sq ft space includes two living/lounge areas, a dining room that seats up to 8 guests, a kitchen for cooking demos or serving meals, a bathroom, and a flexible office space that doubles as a photo setup area or dressing room.

It is great for dinners, brunches, photoshoots, podcast and video recordings, journaling, workshops, gatherings, and content creation. In warmer months, you can relax and enjoy cocktails on our patio. We're owner-operated and always on-site (but out of the way) to keep things running smoothly.
